The Magnolia

I live in Los Angeles and have been a client of Chad for just a year and a half, but I got to know him very well.


I remember the first conversation we had on the phone when I mistook him for another broker in LA. At the time, I had never met him. However, he was generous with his time educating me about Seattle real estate. That almost hour-long conversation sparked this eighteen-month journey with Chad and his company.


After the phone call, I told my wife I wanted to invest in Seattle, Washington. She thought I had just lost my mind! She said I was crazy even to suggest going to Seattle as we had spent only two days in Seattle more than ten years ago. In addition, we were unfamiliar with the state of Washington. I told her to talk to Chad directly, and she would think differently. She did, and the rest is history.
 

Over the last eighteen months, Chad has helped us purchase four apartment complexes of over 150 units on four separate occasions. My wife and I are pleased with what he has worked so hard for us. Chad is very analytical, knowledgeable, and most important of all, honest and patient.
 

Chad is one of the best and most sincere real estate brokers I have known for more than 30 years of being an investor in real estate.

We’ve worked with Chad on three deals. His work on each is evidence of his versatility, persistence, and follow-thorough on behalf of his clients.

 

Chad first represented us in the purchase of a mixed-use building in Tacoma. The building was peculiar---100 years old with unreinforced masonry, running street to street on a hillside and including airspace under a public sidewalk that, as it turned out, had a history of leaking. We worried going into the purchase and our price reflected that. Chad worked diligently with the Seller to get our offer accepted, and got us extra time for our feasibility study.


Then Covid happened and we backed out. Undaunted, Chad found us another deal, in Kirkland, with the price and location exactly where we wanted, especially as people abandoned downtown Seattle and sought out suburban locations for hybrid work/life. He maneuvered through the close and got us some seller concessions that made it an even better buy.


During the process, he got to know us and our needs, and so brought us an unsolicited offer for another of our properties, in Seattle. The deal met our needs, and we’ve just closed. As with the other deals, there were glitches, but he maneuvered us calmly through them, to our benefit.


In all our dealings with Chad, he’s been organized, positive, and persistent. He communicates clearly and makes sure that both buying and selling experiences go smoothly. He’s knowledgeable and doesn’t waste your time with trivialities.  We recommend him wholeheartedly.

Downtown Bellevue Development Site

For the past year Chad has been our broker to sell a downtown property in Bellevue, WA and to identify a 1031 exchange property with the funds from that sale. Chad compiled a very professional sales package for the downtown property and gave us extensive exposure to the marketplace.

 

After we were under contract with a buyer, he helped negotiate several major property issues that arose. Chad was available every step throughout the closing process and conferred with us almost on a daily basis, answering any questions we had and keeping us informed.


Chad also worked for months identifying exchange options for us and ultimately helped us identify a property that met our requirements and needs. With his assistance, that sale has also now been closed.

 

Throughout our many negotiations this past year, Chad has been consistently reliable, knowledgeable, direct, and supportive. Tod and I have appreciated working with him both professionally and personally.

Chad did an excellent job selling our apartment complex in what was a challenging market amid rising interest rates. He brought qualified buyers to the table and negotiated strong terms in our favor, including seller-only options to extend closing that ensured us sufficient time to identify an up-leg that would satisfy our 1031 exchange requirements. Between a typical escrow timeline and extension options, we had a nearly 180-day window to identify a suitable exchange property.

The long runway proved to be more than enough time. The moment we went under contract on our down-leg, Chad was quick to switch gears; compiling opportunities that met our exchange requirements including not only his own team’s listings, but also off-market opportunities and listings marketed by other brokerage firms. We felt Chad and his team turned over every rock to show us all opportunities in the market. We quickly identified 3 properties and soon went under contract on our exchange property so quickly that the buyer for our down-leg had yet to waive their feasibility. Chad negotiated a sale contingency for us to provide an “out” in the unlikely event that the buyer was to fall through.
